Case Study: Forbes Crossing
Before
Previously “Foxfield Plaza,” this shopping center was an eyesore between two highly trafficked roads on the Foxborough/Mansfield line. Situated so closely to two large business parks and moments from Gilette Stadium, Foxfield Plaza lacked luster with its tired buildings and non-existent landscaping. Because of the existing parking, site design and grading, the property became a passthrough for speedy vehicular traffic and presented a real danger to pedestrians.
After
Through a responsible redevelopment plan, Forbes Crossing has become a place to meet, dine, relax and entertain. With a mix of classic and updated New England-style architecture, and unobstructed visibility from three state roads, Forbes Crossing is master-planned to provide favorable accessibility while its "Main Street" style encourages safety. A new $1-million round-about eases traffic flow into the center from Route 140 and Foxborough Blvd., while a second entrance from Central Street increases access.
The development features a renovated 46,700 s.f. retail strip with tenant space ranging from 2,000 s.f. to 5,730 s.f., as well as a 26,000 s.f. junior anchor. An all new three-story hotel and three pad sites (two with drive-thus by right) round out the rest of the development.
